This unique combination allows us to provide a holistic approach to architectural design, blending technical proficiency in construction, building pathology, and technical due diligence with creative design solutions.

Our Approach

Our architectural designers possess strong communication, problem-solving, creativity, and a thorough understanding of construction methodologies, building regulations, and design parameters. This allows us to ensure that the design process is smooth, efficient, and innovative.

Working alongside our in-house project managers, quantity surveyors, and building surveyors, our services cover all RIBA Plan of Work stages as identified below:

Strategic DefinitionStage 0

0
This initial stage is all about understanding the feasibility of the project and setting a clear foundation for its success. We engage with the client to determine the project’s viability, conduct thorough background research, and analyse the site. The goal is to develop a solid business case and define the project objectives. Identifying key risks and constraints early on helps in making informed decisions and setting the stage for a successful project.
Typical Works:
Engage with the client to determine project feasibility.
Conduct background research and site analysis.
Develop a business case and project objectives.
Identify key project risks and constraints.

Preparation & BriefStage 1

1
We now focus on defining the project’s purpose and establishing the most effective route to achieve the client’s objectives. We work closely with the client to develop a comprehensive project brief, establish outcomes, spatial requirements, and budget. Gathering site information and conducting surveys are crucial to ensure a well-informed start to the project.
Typical Works:
Define the purpose of the project and establish the most effective route.
Develop the project brief in consultation with the client.
Establish project outcomes, spatial requirements, and budget.
Gather site information and conduct surveys, including topographical and measured building surveys, ecological, arboricultural, and other relevant utility searches.
Prepare a project programme and timeline.

Concept DesignStage 2

2
At this stage, we explore the project brief and create initial design concepts. This involves developing architectural drawings and site layout plans, ensuring the design aligns with the client’s vision and budget. We conduct design reviews with the client and stakeholders, exploring different design options and solutions. This undertaking is often presented as a feasibility assessment.
Typical Works:
Delve into the project brief and create initial design concepts.
Develop architectural drawings and site layout plans.
Conduct design reviews with the client and stakeholders.
Explore different design options and solutions.
Ensure the design aligns with the project brief and budget.

Spatial CoordinationStage 3

3
This stage involves refining the design to meet spatial requirements and coordinating with structural and MEP engineers. We conduct design studies, costing exercises, and submit planning applications. Engaging with planning departments for pre-application advice or outline planning approval is also a key part of this stage.
Typical Works:
Refine the design to meet spatial requirements.
Coordinate architectural, structural, and MEP (Mechanical, Electrical, and Plumbing) designs.
Conduct design studies and costing exercises.
Engage with planning departments for pre-application advice or outline planning approval.
Submit planning applications, supporting statements, and design and access statements.

Technical DesignStage 4

4
In this stage, we produce detailed architectural designs, finalise specifications, and prepare technical information for tendering and construction. Ensuring compliance with building regulations. Working with our PMs, we produce the necessary tender packages and manage the tender process.
Typical Works:
Produce detailed architectural designs.
Finalise building finishes and specifications.
Prepare technical information for tendering and construction.
Ensure compliance with building regulations and standards.

Manufacturing & ConstructionStage 5

5
Now, we complete final inspections and snagging lists, ensuring all building works are completed as per the contract. We manage the process of providing the client with operation and maintenance manuals and handover documentation relating to the completed building works.
Typical Works:
Oversee the construction process and manage contractors.
Conduct regular site inspections and quality control checks.
Address any design changes or issues that arise during construction.
Ensure the project is built according to the approved design.
Working alongside our PMs and QSs, we administer the contract, chair and manage progress meetings, and certify payment applications.

HandoverStage 6

6
Here we complete final inspections and snagging lists, ensuring all building works are completed as per the contract. We manage the process of providing the client with operation and maintenance manuals and handover documentation relating to the completed building works.
Typical Works:
Complete final inspections and snagging lists.
Ensure all building systems are operational and tested.
Provide the client with operation and maintenance manuals.
Handover the completed building to the client.

UseStage 7

7
This final stage involves monitoring the building’s performance and addressing any post-occupancy issues. We conduct post-occupancy evaluations and gather feedback, providing ongoing support and maintenance advice to the client. Reviewing the project outcomes and lessons learned helps in continuous improvement.
Typical Works:
Monitor the building’s performance and address any post-occupancy issues.
Conduct post-occupancy evaluations and feedback sessions.
